The private pool, accessible via a pleasant 10-minute walk within the property, is nestled in the open countryside and surrounded by endless horizons, ideal for relaxing days. Sabina is one of the most pristine regions of central Italy, in Lazio, renowned for its olive oil, nature trails, and medieval villages: an authentic rural landscape, marked by a slow pace and nature.
Perfectly located, the villa in Sabina is just 50 minutes from Rome and 35 minutes from Orvieto, with convenient train connections from Rome Airport and easy access from the nearby highway. Guests can swim in Lake Vico, visit Palazzo Farnese, or simply enjoy the surrounding countryside. An exclusive retreat combining elegance, nature, and accessibility in the heart of Italy.

THE POOL
A pool all to
yourself.
The pool is a ten-minute walk from the house, through the olive grove and lavender field. That walk is intentional. When you reach the water, something has already changed.
We placed it here for one reason only: peace and quiet. Far from the house, surrounded by open countryside, with the Tiber Valley stretching out below. Deckchairs, shade, and nothing on your agenda.
Open from May to October. On a late afternoon in late June, it’s as close to perfection as a swimming pool can get.

Lavender fields
Our lavender blooms from June to August. It’s not an ornamental garden—it’s a cultivated field that fills the lower part of the farm with color and fragrance. Guests who return year after year always ask for it first.

Olive grove
These trees have been here longer than anyone can remember. We harvest them every November and produce our own extra virgin olive oil—the one Sabina has been famous for since Roman times. Strolling among the olive trees at dawn is something we never tire of.

Vegetable Garden
Tomatoes, basil, rosemary, zucchini—whatever the season offers. Our guests are free to pick what they need and cook with fresh ingredients. This isn’t a showy garden. It’s a nourishing garden.

THE INTERIORS
Light, space,
slow afternoons.
These rooms were designed with a deep understanding of how light moves. Every window frames something worth seeing. Each space feels generous, without ever trying.
We’ve retained everything that gave the house its character—the wooden furniture, the fireplace, the details that made it a home, not a guesthouse. We’ve added air conditioning, a fully equipped kitchen for real cooking, and beds you’ll never want to get up from. Ancient soul, modern comfort. A balance we’re quite proud of.

The villa accommodates up to ten people in five bedrooms. Each has its own personality—from the 30 m² Master Bedroom with an en suite bathroom, to the Red Room, always requested by couples. Full details are available on our Bedrooms page.

The largest room in the villa, with the best morning light. Original wooden beams, views of the old oak tree and the Umbrian hills on the horizon.

Red Room
The room that makes an impression. Smaller than the Master, but capable of something the larger room lacks—a sense of seclusion and intimacy. Couples always ask for it.

The Guest Room
Bright, tidy, and naturally private. Located between the common areas and the quietest part of the villa, it’s the perfect room for everyone.

The Children ‘s Room
Don’t let the name fool you. At 30 square meters and featuring two 80 x 190 cm beds, it’s one of the largest rooms in the villa. It’s also perfect for adults who prefer separate beds.
